2026 Search Audit, Tier 3

Your office owns the Amherst map.
Your website was not in the results for the 10 searches we tracked on October 7.

We ran 75 live Google Maps checks from 25 points around Amherst, 10 Google searches that bring buyers and sellers, and a page by page read of the site. The office's Google profile is the strongest asset you have. The website behind it was not on Google's first pages for any search we tracked on October 7, 2026, and the platform documents only some of the controls needed to fix that.

The short version. The office profile ranks #1 in 54 of 75 map checks around Amherst on 12 reviews. Christina's personal profile has 60 reviews but is pinned to Forest and barely shows. The website is not on Google's first pages for any of the 10 searches we tracked, 9,010 searches a month: 43 of its pages share one generic title, no JSON-LD structured data was detected on the inspected pages, and the platform documents only titles, descriptions, headings and new pages as editable by hand. Everything else is not documented; we will confirm with AgentWebsite support before any move is scheduled. The profile corrections are the first priority. Fixing the website properly may mean moving it to a platform you control, with the listing feed direct from the Lynchburg MLS.

01Platform, hosting and AI access

This decides the plan: what the site runs on, who controls each layer, and whether changes can be made directly or only through someone clicking an admin screen.

LayerWhat it is (evidence)Who controls it
Domain registrationeNom (Tucows). Registered October 30, 2020, expires October 30, 2027. Registrant name redacted, state Virginia.Whoever holds the eNom account. Unverified: it may be AgentWebsite's reseller account rather than yours.
DNSeNom's name servers (name-services.com). www points to xname.agentwebsite.net.Changes go through AgentWebsite support (their help pages).
Website hostingAgentWebsite platform, nginx on 64.77.77.200 (Aptum Technologies network). No CDN was identified from the response headers.AgentWebsite.
Listing search (IDX)iHomefinder, two feeds: Lynchburg MLS (board 438) and Charlottesville MLS (board 171).iHomefinder, under the feed agreements.
Email on the domainMX records point to everyone.net; SPF includes agentwebsite.net.AgentWebsite's mail partner. Any move must carry these records.
Search ConsoleA Google verification record is in DNS; whether a Search Console property is set up, and who owns it, needs confirming.Unverified who owns it. We need to be added.

From AgentWebsite's public help center, read October 7, 2026. "Not documented" means we found no help article for it; it could exist behind support, which is unverified.

The pages themselves. The 138 pages we inspected returned server-rendered HTML; no JSON-LD structured data was detected. Site pages (Buyers, Sellers, articles) come from AgentWebsite's content system, identified by its media host and the xname.agentwebsite.net DNS record; town reports and listing pages come from iHomefinder's templates.

What that means for you. Documented changes go through the control panel or a support request; other access and turnaround times are unverified. Canonical tags, structured data, redirects and listing page titles are not documented; we will confirm with AgentWebsite support before any move is scheduled. On hosting you control, titles, pages and structured data can be changed directly.

Recommendation: quick wins first, then decide on a move. Optimizing in place covers titles, descriptions and headings on the site pages and new pages. The bigger problems (town and listing titles, duplicate listings, structured data, speed): these depend on controls AgentWebsite has not documented; if support confirms they are unavailable, a rebuild on our hosting could address them, subject to testing after launch. That would keep the same domain, with listings pulled straight from the Lynchburg MLS through its RESO Web API feed. The direct Lynchburg MLS feed we run for Keller Williams colleague Teresa Grant has no vendor fee; MLS fees, if any, are set by the MLS. Compare with what you pay for iHomefinder today.

What a move involves

  1. Domain and DNS control. Confirm who holds the eNom account (unverified). If it is AgentWebsite's, request the transfer code or DNS access before anything else.
  2. Email. Copy the everyone.net MX and SPF records exactly, and test mail before and after the switch.
  3. Listing feed. Apply for the Lynchburg MLS feed now; board approval takes time. Charlottesville MLS is a separate application (unverified cost and terms).
  4. URL preservation. Map every known address (the 76 sitemap URLs, one of which, /schools.htm, already returns 404, plus listing and town pages) and redirect each one that Search Console shows as indexed. A site: search estimated about 1,370 results.
  5. Keller Williams policy. Confirm brokerage rules for team websites and required disclosures before launch.
  6. Lead capture. confirm whether visitors use iHomefinder's saved searches and email alerts, and what happens to them if the feed changes; plan a replacement before cutover.

Risks. A move can cause ranking fluctuations; how long they last is uncertain; listing pages lost if the feed is not approved before cutover; email outage if MX records are missed; losing the domain if the registrar account is not in your name.
